The Old Coach House, East Rounton

We were appointed to carry out this contract through a competitive tendering procedure and give the client a 32 week contract period to complete the works. The existing building was on the English Heritage list of protected buildings as a Grade II listing and at handover to us, was in an extensive state of dilapidation and required the works to commence urgently, before it was beyond repair. The contract value award was £739,000 and was carried out under a JCT Intermediate Building Contract 2011. The works consisted of extensive repairs, alterations and extensions to the existing building, together with external works, drainage and services. The end result of all these works, the client was handed over four substantial apartments for open market rental. The works were completed to a high standard of workmanship and within the proposed timescales. English Heritage insisted that we retained certain features i.e. the original wall tiling and timber boarding within the existing stables and original staircases and certain window and door frames. The original drainage design and layouts had drain runs within the original granite sett access road and we re-designed this to eliminate the majority of disturbance to these works and in doing so maintained the original features of the setts. In regards to the old Coach House accommodation above the main entrance, the majority of the original features remain externally and we only carried out extensive works to the internals, again this maintained the original features in accordance with English Heritage requirements.
